Halifax student housing and accommodation: where to start.

Residence or off-campus?
Student accommodation in Halifax comes in two kinds. Residence is run by your school. You apply through the school, live on or next to campus, and share a building with other students. It's an easy way to start first year, but rooms are limited and every school sets its own deadlines, so check them early: Dalhousie residence, Saint Mary's residence, King's residence and NSCC housing, which NSCC offers at its Akerley and Ivany campuses in Dartmouth. NSCAD's housing page says it doesn't offer residence of its own, but NSCAD students can apply for space at partner schools, subject to availability.
Off-campus housing means renting from a landlord or taking over a room from another student. You sign a lease, pay a deposit, and handle your own groceries and bills. Dal's Student Life team says most places want you to sign for at least 12 months, though 8-month leases do turn up. In Nova Scotia a security deposit can't be more than half of one month's rent, as Dal's Renting 101 page explains. The Halifax lease calendar
Student rentals in Halifax mostly turn over on two dates, so plan around them.
- September 1. The big one. CTV Atlantic called the start of September moving day for Halifax university students back in 2017, and it still is. Moving trucks get hard to find. Our September move-in guide for Halifax covers the rush.
- May 1. Big student houses often start in May. The King's off-campus guide says larger homes are often listed in December and January for May move-in, so groups who want a house start looking in winter.
- How far ahead. Saint Mary's Off-Campus Living page suggests starting up to six months before you move and says it normally takes at least two months to find a place. For a September lease, you can start as early as March.
- Sublets in between. Summer sublets (May to August) and winter-term sublets (January to April) open up when students leave for co-op, exchange or home. See 4-month and short-term rentals in Halifax.

What Halifax student housing actually costs
CMHC's October 2025 Rental Market Survey puts the average rent for a Halifax 1-bedroom at $1,539 a month. A 2-bedroom averages $1,828 and a 3-bedroom or larger $2,254, and the vacancy rate was 2.6%. Split three ways, that average 3-bedroom works out to about $750 each before utilities. That's why most students share.
CMHC counts apartment buildings and row houses, not rooms in older South End houses, so the room you find may cost more or less than that. Rooms in Fairview, Clayton Park and Dartmouth tend to cost less than the South End and Spring Garden, and the commute is a bus ride. Off-campus housing near every Halifax campus
Dal, Saint Mary's, King's and NSCAD are all on the Halifax peninsula, a walk or a short bus ride apart. MSVU is up the Bedford Highway, and NSCC has campuses on both sides of the harbour. Here's roughly where students at each school end up.
- Dalhousie (Dal): South End, Spring Garden, Quinpool and the North End. The main campus is in the South End, so a lot of this is walkable. See Dalhousie student housing and sublets.
- Saint Mary's (SMU): South End, Inglis Street and Robie. SMU is close to Dal, so the two share a lot of the same blocks. See Saint Mary's student housing.
- Mount Saint Vincent (MSVU): Bedford Highway, Clayton Park and Rockingham. Often cheaper than the peninsula, with an easy commute along the Bedford Highway. See MSVU student housing.

Best Halifax neighbourhoods for students
Where you live changes your rent and your commute more than anything else. Quick rundown:
- South End and Spring Garden: most walkable to Dal, SMU and King's, and the most competitive and expensive.
- Quinpool and North End: the sweet spot for a lot of students. Decent price, easy commute, plenty of food and coffee.
- Clayton Park and Bedford: best fit for MSVU, and generally more space for the money.
- Fairview, Dartmouth, Westmount: the cheaper end if you don't mind a bus.

Don't get scammed
The classic Halifax rental scam is a too-good listing, a poster who's "away", and a request to e-transfer a deposit before you see the place.
